Property Management Programs

Our goal at 4 Corners Properties Property Management is to find qualified tenants for your investment property in Montezuma County. We are offering three levels of management. Our Total Management Program is designed to protect your investment while acquiring the maximum revenue from your investment property. This allows the owner to be totally uninvolved in the maintenance and management of their investment and just receive their income check. Our Middle Management Program is aimed at the owner managing the maintenance and bills of the physical property while 4 Corners Properties acquires and manages the tenants. Our Placement Service Program allows you the owner to manage the maintenance, billing, leasing, and rent collection while 4 Corners Properties advertises and takes applications to provide you with qualified renters for your investment property.

Total Management Program

The Total Management Program is designed to fix the regular problems associated with owning investment properties. Good placement, regular maintenance, and on-going monitoring of your investment is the answer and 4 Corners Properties have designed this program and have the service providers to do the job! The Total Management Program is designed to provide maximum protection for your investment property, increase your appreciation value through proper upkeep and upgrades, and provide good qualified renters. 4 Corners Properties will handle your investment entirely and send you a quarterly income check. 4 Corners Properties will advertise heavily to minimize your vacancies. We are open six days a week to take calls and applications. 4 Corners Properties’ main goal is to provide you with qualified renters. We require all renters to pay first Mo rent and 1 Mo security deposit + Pet deposit if applicable. 4 Corners Properties also does a walk through with each placement to fill out a current condition report. Deposits will be deducted for damage more than regular wear and tear. 4 Corners Properties will do a site visit inside the residence twice a year. This will allow us to monitor the condition of your investment on an on going basis.

Management of Investment

  • Manage any major repairs or improvements to investment
  • (Only with approved estimate by all owners on Title)
  • Manage eviction process and court proceedings for removal if lease is violated

Total Management Fee Schedule

  • 10% of monthly rent
  • 1 month rent for each placement
  • 10% add-on to all major repairs and improvements to property
  • * Only with signed approval of estimates by all owners

Middle Management Program

Our Middle Management Program is designed to allow the owner to manage the physical property while 4 Corners Properties acquires and manages the renters. The owner will be responsible for providing a properly maintained rental property; field emergency calls, and pay regular bills. 4 Corners Properties will advertise your listing heavily to minimize vacancies. We are open six days a week to field inquiry calls and take applications. 4 Corners Properties will check qualified applicants references and employment status to provide the owner with good qualified renters for their investments. We will maintain proper escrow accounts for deposits, collect monthly rents, fine for late payment if necessary. 4 Corners Properties will also manage eviction process and court proceedings if the lease is broken.

Our Placement Service Program is designed for the owner that wants to manage the regular maintenance, field emergency repair calls, and bills for the property. The owner will also be responsible for leasing, placement, rent collection and eviction process if lease is broken. 4 Corners Properties will advertise your property, field inquiry calls, take applications, and check renters references and employment status. 4 Corners Properties will provide you with a good qualified renter for your property.

Placement Service Program Fees

  • 1 mo rent or $400 which ever is greater
